Alston and Bird

Alston and Bird's corporate values include optimizing energy efficiency and sustainability while striving to provide attractive, functional spaces for its employees, clients, and visitors. The firm sought and received LEED Gold certification as part of its sustainability commitment. In renewing its lease, Alston and Bird consolidated the law practice in one building to gain space use efficiency. 

The project consisted of a 16-floor, 365,000 SF renovation and expansion of a Class A office space in One Atlanta Center in Atlanta, Georgia. Turner & Townsend Heery’s Engineering team was retained to provide comprehensive mechanical, electrical, plumbing and structural engineering design and construction administration services.  The primary design challenge common to all disciplines was the integration of all building systems into the award winning interiors architecture.  The final lighting system design was highlighted in the Department of Energy “Better Buildings” publication.

The project also included the application of “State of the Art” LED light sources throughout the design and a network based lighting control system with vacancy/occupancy controls and 0-10 volt dimming drives and ballasts. A new “communicating” stairwell connecting the 48th, 49th and 50th floors was put in place as well as a new 2-hour rated fire curtain protecting the communicating stair egress path. In addition, plumbing infrastructure, including (2) 1500 gallon grease traps was implemented to accommodate the new corporate full service kitchen/dinning function location on the 50th floor.
