Microsoft occupies a large portfolio of office buildings with various space needs and specifications. Understanding the need for quality assurance of engineered systems, Microsoft sought a building commissioning agent with a depth of experience and a proven approach.

On the Safeco Olympic Building 88 project, Turner & Townsend Heery successfully led a large commissioning team made up of contractor’s and owner’s staff for a new design and research facility on a fast-track, six-month construction schedule. The project consisted of a complete remodel of a 196,000 SF existing manufacturing building to house offices, nanotechnology laboratories, and an 8,000 SF data center. Critical environment requirements for the data center and laboratories were crucial to the success of the project. Full testing, including various shakedown scenarios of primary and back-up systems for HVAC, electrical, lighting, and security systems were conducted. Even with the high energy demands of this type of facility and the complex systems that support the building, the project achieved LEED Gold Certification. Other project assignments include air handling unit renewals in existing buildings, fundamental and enhanced commissioning for LEED certification for building 92 as part of Microsoft’s 2.4 Million SF West Campus expansion, and managing the commissioning activities and Puget Sound Energy Rebate process for three new seven-story office buildings at the Advanta Complex in Bellevue, Washington.
